Client Problem

  • Our client was a joint venture between a very successful school and a well-known residential developer
  • They wished to develop part of the school’s site for housing
  • The proceeds from this deal were to be used to develop a new state-of-the-art school on the remaining school land
  • Through a concerted NIMBY campaign by local residents, led by local councillors, they had already received a planning refusal

Our Approach

  • We set a strategy using a fresh application with a slightly reduced impact alongside an appeal on the refused first application as leverage
  • We indirectly lobbied local councillors using other community groups and governmental bodies
  • We undermined the opposition by producing a poll and petition demonstrating how popular the proposals were in the wider community
  • We ensured that all the technical aspects of the scheme were solved, thereby giving no easy grounds for refusal

Result

  • The political leadership of the council were won round and supported the application
  • The leader of the council and cabinet member spoke in favour of the application and put pressure on their fellow members to approve
  • The second application was approved in the face of stiff opposition at a very heated planning committee
